Use hese 5 Tips to Get Your House Sold Fast
#1 Take Great Photos
Look into hiring a professional photographer. Photographers have the expertise and equipment to make your homes best features really stand out to potential buyers. If hiring a professional photographer is not in your budget, you can still have great photos. You can even use a simple iphone to take quality photos of your home. Just use the following steps…
- Pick the best area or features of your property that you want to promote
- Remove all clutter and personal items (frames, memorabilia, etc) from that area
- Make sure lighting is appropriate
- Take many pictures as this lets you determine which angles look the most appealing
After choosing the photos that you think look the best, you can use free online tools like Picmonkey or Canva to edit the size of the photo for the appropriate channel that you will be distributing them to. The reason this is important is because for each channel you use, ( i.e. Facebook, Twitter, Google Plus etc.) they use different photo sizes for best visuals and you want to make them as appealing and appropriate for the consumers that will be seeing it on there.
#2 Have a great marketing plan
Think out of the box. Most buyers are browsing online way before they talk to a broker or start visiting houses so you must make sure that your home is marketed to where the buyers are currently shopping. The outlook in 2014 and beyond is buyers will be doing their home search online thus it is crucial that your property is not only marketed online but optimized for the best results

#3 Organize
Be sure to keep your home clean and organized. I know, easier said than done however this is very important when selling. Tuck toys away and keep clutter to a minimum. Make it a breeze to whip the home back in ideal showing shape for all those buyers that will be requesting appointments.(here is an article on staging) heading in to my next point….
#4 Make it easy to show
When selling your property, the easier you make it for potential buyers to come and take a look at it the more chances of receiving an offer. Being flexible with showing requests will save you time and money in the long run. Also, choosing an agent that is local and able to show the home easily is an important part of selling .
If your house is difficult or complicated to show, or only available at certain times, it will be passed right over without a second thought
#5 Fix any problems (big or small)
Everyone has little things around their home that they put off fixing but when selling, buyers look at every little detail as a reason not to go forward with the home purchase…don’t give them any. Fix the issues that you know of and can afford to do right away. Perhaps even consider getting a pre-sale home inspection. It is an inexpensive way to get to know the mechanics of your home and allow you the opportunity to fix any potential problems before going on the market.
